Construction Manager Position Summary:
A Construction Manager is required to oversee multiple jobs for capital improvements and construction. This role will perform capital assessments of buildings and properties during the due diligence phase of acquisitions,accountable for ensuring capital projects are completed on-time and budget
Meets with external clients and internal stakeholders to update on project status that they are working on. Responsible for the overall management of capital projects they are assigned.
Must be able to manage a team as it relates to day to day renovation and repositioning projects and overall capital project oversight specific to an individual site.
Develops scopes of work, timelines, and other needs and parameters around the planning of a capital improvement, renovation, or construction related project.
Administers all aspect of bidding with contractors including sending out bid packages, assessing the accuracy and pricing of received bids, and providing a recommendation for the preferred contractor based on the information collected.
Supervision responsibility related to renovations and repositioning on the projects assigned.
Must be able to work outside in all weather conditions, climb and maneuver around construction sites, and perform physical activities in order to inspect construction sites, equipment, and other areas of the project.
Regular travel within and outside of the assigned geographic area may be required to attend business meetings, training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Knowledge, Skills, Abilities:
Demonstrated ability to develop, comprehend, and complete legal, financial, and construction-related, documents.
Demonstrated proficiency in word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor team members, peers, and construction site personnel.
Understands and is in compliance in regards to: safety programs, OSHA, insurance and licensing programs, all regulatory programs and inspections/audits for assigned regions.
Solid knowledge and understanding of the renovations, maintenance, and construction with significant experience in overseeing capital and renovation-type constructions.
College degree in business, real estate, construction management, or related field and/or equivalent experience is preferred. May be required to hold a current General Contractor's or other license and certifications.
Previous experience of not less than 5 years in all aspects of property maintenance operations, capital projects management, and property renovations. Preferred experience will include minimum of 10 years with a construction management degree.
