Duties include and are not limited to:
Inspecting, troubleshooting and when necessary repairing a facility HVAC system as well as relevant electrical systems (DDC's, VAV, controls, switches, etc.)
Provides client with contingency and emergency planning as well as a plan to implement the execution of such
Routine maintenance via PM schedule and other services required on HVAC and other equipment (belts, filters, condenser fan motors, contacts, etc.)
Must be proficient in troubleshooting and repairing DDC and pneumatic VAV systems to include: actuators, DDC boards, hot water valves, and miscellaneous communication lines for DDC system
Responsible for supervising and managing chosen contractors responsible for mechanical and electrical maintenance or preventative maintenance, keeping in mind the need for fair and competitive pricing. Also responsible for ensuring successful completion of all projects
ALC adjustments for special events, schedules and changes in set-points
Delivery and immediate set up of temporary coolers in case of AC failure in critical rooms
Maintain interaction with current vendors already on tenant site and maintains warranty responsibility
Provides necessary assistance in case of power outage. (On-call scenario)
Sources, orders, receives and manages inventory of materials and equipment as identified by the Client Project Manager.
Obtains hot work permits and is responsible for having buildings placed on test during the hot work and making sure contractors follow Client hot work permit safety guidelines.
Maintains Operation & Maintenance manuals for each building and keeps them organized and accessible for Ops team to use as needed.
Performs other duties and special projects as assigned.
