Project Manager – Construction Management (Client-Side / Owner’s Rep)

Location: South Korea

Sector: Large-Scale Technology Infrastructure (Data Centre)


Role Overview

An established global owner/developer of large-scale technology infrastructure is looking for an experienced Project Manager – Construction Management to lead the delivery of hyperscale facilities in South Korea. Acting as the client’s on-site representative, you will oversee all phases of project execution from detailed design through construction, commissioning, handover, and close-out, coordinating internal teams, consultants, contractors, suppliers, and end users to ensure safe, on-time, on-budget, high-quality delivery.


Key Responsibilities

Project Leadership & Delivery


  • Lead end-to-end delivery of large-scale construction projects from design completion through commissioning and handover.

  • Act as the primary client representative during the construction phase.

  • Develop and maintain integrated execution plans, master schedules, and progress reporting.

  • Ensure project goals are achieved for safety, quality, schedule, cost, and operational readiness.

  • Identify and drive opportunities for technical improvement and standardisation based on market trends.


Contractor & Stakeholder Management


  • Manage and coordinate the main contractor, design consultants, commissioning agents, and specialist subcontractors.

  • Monitor site progress and proactively flag and mitigate schedule, cost, quality, and HSE risks.

  • Review contractor recovery plans and ensure timely resolution of delays and issues.

  • Chair regular site and coordination meetings and align actions across all parties.

  • Ensure all construction activities comply with project specifications, local regulations, and client standards.


Commercial & Contract Administration


  • Administer construction contracts and track contractor performance against KPIs.

  • Review and validate payment applications, variations, change orders, EOT requests, and claims.

  • Work closely with procurement and commercial functions to control budget and reduce exposure.


Technical Coordination & Engineering Interface


  • Coordinate multi-discipline engineering teams to resolve design and construction challenges.

  • Review constructability, installation sequencing, and interfaces across Civil/Structural, Architectural, MEP, Controls, and Commissioning.

  • Drive timely closure of RFIs, NCRs, technical queries, and design changes.

  • Maintain up-to-date risk and issue registers with clear mitigation actions and owners.


Reporting, Commissioning & Close-Out


  • Prepare senior leadership reports on schedule, cost, quality, safety, procurement, and key risks.

  • Escalate critical issues with clear options and recommended mitigation strategies.

  • Coordinate commissioning planning and execution with operations, engineering, and Cx teams.

  • Ensure all testing, documentation, training, and asset data are complete prior to handover.

  • Lead project close-out, including lessons learned, defects management, and warranty administration.


Requirements

  • Bachelor’s degree in Engineering, Construction Management, or a related field.

  • 10+ years’ experience delivering large-scale industrial, mission-critical, or data centre projects.

  • Demonstrated experience managing main contractors in a client-side, construction management, EPC, or developer role.

  • Strong knowledge of construction management, contract administration, project controls, risk management, and commissioning processes.

  • Experience leading multi-discipline teams across Civil, Structural, Architectural, MEP, and Commissioning disciplines.

  • Proficiency with Primavera P6, MS Project, AutoCAD, BIM tools, and MS Office.

  • Excellent leadership, stakeholder management, negotiation, communication, and problem-solving skills.

  • Prior experience with hyperscale or mission-critical facilities is strongly preferred.
