Job Opportunity: Senior Director / Director – Investment (Japan)

Position Overview

We are seeking a highly skilled Senior Director / Director to lead our Investment team in Japan. This role is responsible for driving holistic investment proposals, including the production of underwriting models, investment memorandums, presentation materials, and internal investment committee processes. The position requires coordination across teams and direct participation in investor discussions, site tours, and ad-hoc activities related to assets and funds under management.

Key Responsibilities

• Lead the creation and review of financial models for new investment opportunities.
• Produce and edit investment memorandums and presentation materials.
• Present and explain investment opportunities to internal and external stakeholders from a risk/return perspective.
• Support construction, environmental, legal, and tax due diligence processes.
• Respond to investor and internal committee queries and requests.
• Coordinate transaction closings across Fund Acquisition, Fund Management, Asset Management, Finance, and Development teams.
• Assist with documentation, capital call arrangements, and provide ad-hoc support for assets and funds under management.
• Support fund managers in producing/updating capital calls, quarterly investor reports, and annual investor meetings.
• Provide analytical support for business development and fund management activities.
• Support the preparation of ad-hoc presentations and materials for senior management.

Preferred Qualifications

• Minimum 7+ years of experience in institutional real estate investment, focusing on acquisitions, investment, and/or asset management.
• Background in private equity or venture capital is advantageous.
• Proven experience in creating and reviewing Excel-based valuation models for real estate analysis.
• Experience preparing investment memorandums, investor reports, and presentations.
• Track record of leading internal investment committee processes and presenting to senior stakeholders.
• Familiarity with Japanese real estate ownership structures, including domestic and cross-border investor arrangements.
• Self-starter, able to work independently and efficiently, with a strong understanding of investment mission.
• Management skills to mentor and grow team members.
• Strong understanding of discounted cash flow, tax structures, interest rates, and fee structures.
• Advanced proficiency in MS Excel; working knowledge of MS Word and PowerPoint.
• Excellent verbal and written communication skills in both Japanese and English.
• Strong interpersonal and analytical skills; proactive problem solver.
